1. GETTING STARTED
RIBA Work Stage 1: Preparation + Briefing
The journey begins.
To start off, a member of our team will meet with you to discuss your dreams, aims and aspirations for the project whilst carefully considering the feasibility of your ideas. It’s important that we think about the practicalities, but as always, we encourage you to think big!
Working together, we look towards your project brief to capture all of your important ideas.
Co-ordinating the necessary surveys and reports, we start to understand the constraints, as well as the opportunities of the site.
Your ideas are beginning to take form!
2. SKETCH SCHEME
RIBA Work Stage 2: Concept Design
After establishing your project brief, we prepare an initial sketch scheme. The initial sketch scheme includes 3D designs, floorplans, elevations and interior views, as well as considerations into materials and precedents, which we lead you through during a meeting at our office. We reflect upon the discussions and develop the scheme further in Stage 3.
At this stage, feel free to ask any questions as needed. We’re here to make things simple and straightforward for you.
3. PLANNING
RIBA Work Stage 3: Spatial Co-ordination
Having developed the concept scheme, we move onto producing the drawings and reports required to submit a Planning Application. We consider the Local Planning Authority’s policies as well as liaising with specialist consultants.
Once you are happy with the drawings and reports, we submit them to the Local Planning Authority.
Things are moving now and dreams are becoming reality!
4. CONSTRUCTION DRAWINGS
RIBA Work Stage 4: Technical Design
Join us in our studio for a specification meeting.
During a project specification meeting at OHA, we discuss various construction methods, materials, fixtures and finishes in order to understand the set of Construction Drawings that are to be prepared. We also prepare the Health and Safety information and with your approval, we submit a Building Regulations Application.
There’s no stone left unturned.
5. BUILDING WORK
RIBA Work Stage 5: Manufacturing + Construction
Supporting you at every stage matters to us.
Following completion of design work, we assist you with tendering the project to obtain costs from builders. When a builder has been selected, we prepare the building contract. Once works commence, we visit site to check the progress and advise on any changes that are required.

6. MOVING IN
RIBA Work Stage 6: Handover
The time has come!
Once everything has been approved you will be able to move in and enjoy your new home!
